What we do...

We partner with you to prepare for your BREEAM In-Use assessment. Our pre-certification audit will take a detailed look at your building, including taking photographs, collecting documentary evidence and filling in a comprehensive questionnaire.

As a result of the evaluation we present you with a report showing areas that need to be improved. Sustainability data on your asset is benchmarked against 10 BREEAM In-Use key performance indicators.

As independent BRE Global licensed BREEAM In-Use auditors we will verify the improvements have been completed once the work is done and request the formal certification.

What is BREEAM In-Use
BREEAM In-Use is an online international environmental assessment methodology for independent, third-party assessment and certification of the building’s operational performance. The standard enables property investors, owners, managers and occupiers to drive sustainable improvements through operational efficiency, including how to continually manage the operation of their building effectively.
BREEAM In-Use examines and asks questions about environmental issues that affect large non-domestic buildings. These are:

Land use and ecology

Energy and greenhouse gas emissions

The scheme is designed to drive sustainability improvements in buildings and is divided into three sections:

Part 1 - Asset performance

Part 2 – Management Performance
The operations and management of the asset.

Our BREEAM In-Use Process
- Step 1: You register on the online BREEAM In Use Platform @ https://breeaminuse.breeam.com/Home/Welcome
- Step 2: You create the asset on the online platform, enter its basic details
- Step 3: You purchase a Performance Measurement credit through the platform to release the BREEAM In Use Questionnaire
- Step 4: BREEAM In Use Questionnaire is completed by you with our BREEAM Assessor on a Teams/Zoom call to provide guidance as to whether credits can be awarded – this will occur within a week of Step 3 being completed
- Step 5: Evidence is collated to prove compliance with relevant requirements for the credits targeted
- Step 6: BREEAM Assessor conducts a site visit to collate evidence for credits where documentary evidence was unavailable – this will occur within two weeks of Step 5 being completed
- Step 7: Current BREEAM In Use grade is determined and the BREEAM Assessor produces the report which highlights the current grade and achieved credits, along with recommendations of improvements that could lead to a higher BREEAM grade – this will occur within one week of Step 6 being completed
- Step 8: Accepted improvements to the building are made, and evidence of them uploaded to the BREEAM In Use Portal (Documentary & Photographic)
- Step 9: Updated BREEAM Assessment report, evidence pack & questionnaire is submitted to BRE for QA within one week of Step 8 being completed
- Step 10: Final BREEAM In Use certification is achieved, BRE’s current QA timelines are quoted as being six weeks maximum
